Terms & Conditions

  1. The booking deposit of 25% of the rental to confirm your booking is due immediately 

  2. Your final payment plus the security deposit is due 28 days before the start of your holiday. We will send you a reminder email before your balance is payable. If payment is not made by the due date and you do not contact us, your holiday dates may be re-advertised as a cancellation. Pro rata refunds given if property is re-let

  3. The property is available for occupation after 3 p.m. on the first day of your holiday and must be vacated by 11 a.m. on the last day.  Unless agreed in advance we reserve the right to charge for late departure at £25 per hour.

  4. No-one other than those originally booked for may sleep at the property. You may invite friends to visit but the number of people overnight in the property must not exceed the number initially agreed plus any young children in cots.

  5. We ask that you keep the property clean and in good order and that you inform us of any breakages. Any damage not declared or extra cleaning required if the property is not left as found will be charged against your security deposit. Coasters must be used on the wooden furniture.

  6. We consider favourably well behaved pets - if accepted they must not be left in the property alone and must be cleaned up after in the garden.

  7. Your security deposit will be refunded to you promptly within 2 – 3 days of the end of your holiday following inspection by our Housekeeper.

  8. We may have to cancel bookings if the property becomes unavailable for reasons beyond our control including, but not limited to: flooding, fire, significant damage, failure of utility services or weather damage. In this event we will refund in full any sums you have paid. 

  9. If you commit a serious breach of our terms and conditions we have the right to terminate your booking and if you are already at the property we may require you to leave.

  10. Once dates of a booking have been confirmed to you in writing or by email they can only be changed with our agreement.

  11. If a booking is cancelled prior to the final payment being due the deposit is refundable. If a booking is cancelled after final payment we will advertise to try to re-let the property, if it is re-let, we will refund you in full or for the days re-let.

  12. Westby House is a non-smoking or vaping property throughout. Smoking is allowed anywhere outside the house and anywhere in the gardens.

  13. Unlimited WiFi internet is provided free of charge. Whilst every effort is made to ensure service, we cannot be held responsible for problems due to matters beyond our control.

  14. The receipt of a booking deposit and booking details constitutes an acceptance of our Terms and Conditions.

  15. We reserve the right to decline a booking or impose additional security deposit fees.

  16. Please respect the house as if it was your own - we want to keep rules to a minimum and for you to enjoy your stay.
